Submit Offer

  • Once you fall in love with a home, it’s time to submit an offer.

  • There may be some negotiation of terms prior to acceptance of the contract.

  • Upon contract acceptance, your earnest money is deposited to an escrow account.

Inspection Period

  • Conduct inspection

  • Negotiate any inspection issues that arise.

Financing

  • Lender will order appraisal.

  • Negotiations may take place based on appraisal results.

  • Obtain homeowners insurance

Prepare to close

  • Finalize documents and cooperate with lender.

  • Receive closing statement/clear to close

  • Conduct final walkthrough of the home.

What does a buyer’s agent do?

A buyer’s agent will help you through the whole process, from the moment you start looking for a home through closing. An agent will understand all contracts and what requirements must be met to protect you in the transaction. My role is must more than just scheduling showings and walking you through the homes. I will help you with all contract writing, negotiations, and will guide you through the various contingencies and financing process.

What does it cost to work with a buyer’s agent?

Nothing! Typically, the Listing Agent pays the Buyer’s Agent commission at closing. There are some very rare circumstances where a Buyer’s Agent may rely on you (the buyer) to pay their commission, but this only happens after there is a discussion and agreement by you.

How soon should i start?

The process can vary for each individual situation, but as an estimate, it can usually take at least a few weeks to look at houses and have an offer accepted. From there, the escrow process can take anywhere from 30-60 days. So, I recommend starting the process at least 3 months prior to your desired move-in date. It’s better to start sooner so you can take your time and not feel rushed to make decisions.
