  • To determine the market value of your home, I will conduct a comparative market analysis (CMA) which will help us set the right listing price. To come up with this value, I will take a look at other properties that have recently sold in the area, what is currently pending, and what is active on the market. I will then compare characteristics of the homes, ie style, number of bedrooms, size, age of the home, etc. Before we put your home on the market, I will provide you with this full analysis and review it with you.

  • Determining what your home is worth is only one piece to the puzzle. What your home is worth, and what is a strategic price for hitting the market, are not one in the same. The best way to ensure that you net the most amount of money at the end of the day, is to price the home at a competitive price that will make you the obvious choice for buyers looking in the area. Typically, the first offer you receive is the best one. The shorter time on the market, the more competitive edge that you have for negotiations. The opposite is true too, as sitting on the market for longer can make the listing appear stale to buyers.

  • There is not a set standard on real estate commission in the state of CT. As with all other aspects of the transaction, the agent commission is negotiable. When we meet for our listing consultation, we will discuss your specific situation and come to a price that we believe is fair and works for both of us. One of the key things to remember, though, is that as your agent, I will be covering the costs of various marketing tools and resources, along with spending a substantial amount of time working on finding you a buyer. At the end of the day, my goal is to ensure that every client I work with is completely satisfied by their experience. I can guarantee that when all is said and done, I will more than exceed your expectations.

  • Some projects are a must for getting your home ready to sell. Others, are not necessary if they are related to style or taste, which most buyers will change anyway once they move in. When we meet, I will ask you to show me your home so I can make recommendations for improvements and ways to spruce it up before hitting the market. As a rule of thumb, make sure your home is as clean and decluttered as possible. Also, if you can minimize the bold and dark colors throughout your home and keep things bright and neutral, it will photograph better and also allow buyers to see the home in a positive light.

  • How long it takes to sell a home can really vary, depending on the situation. One of the key indicators is the state of the market. Assuming that it is a seller’s market and thus homes are selling quickly, there are still other factors that come into play. The two main things impacting how quickly a home sells is 1. price 2. exposure. My main priority is to help you price your home effectively and to maximize exposure of your home, through Open Houses, professional photography, posting in MLS, marketing, and more. It’s important to note that these things are not stagnant — we will adjust price and strategies if we need to and react to situations as they arise.

  • I strongly encourage you to consider working with an agent instead of trying to sell on your own. Some of the reasons are listed in these other FAQ’s listed. Even in a seller’s market, there are a lot of factors influencing whether a home sells, or sits on the market. At the end of the day, whether or not you pay commission isn’t really the concern you have, it’s about having the highest net at the end of the day. An agent will help you actually save money, as we cover marketing costs, negotiate on your behalf, and are your advocate through the whole process.
